FREDRICKA WHITFIELD, CNN ANCHOR: Well, you know what else is out of this world, or what can be out of this world? Real estate prices in San Francisco. But now a new listing takes price to a whole another level, not to say it just costs a lot, but LeBron James could only buy two of them. Remember him, you know, $90 million, high school graduate, basketball star now?
Well, Mike Sugarman of CNN affiliate KPIX takes the tour.

MIKE SUGARMAN, REPORTER, KPIX-TV (voice-over): San Francisco real estate is no bargain, but this unassuming home on Broadway in the tony Pacific Heights section, along what's known as the Gold Coast, is off the charts. The record-setting asking price?

JOAN PEAT, COLDWELL BANKER REALTY: Forty-five million dollars.

INGRID HILLS, CURRENT RESIDENT: Hello, come in.

SUGARMAN (on camera): Hello, how you doing?

HILLS: Good to see you.

SUGARMAN: Nice house!

SUGARMAN (voice-over): Ingrid Hills is the current resident, along with husband, Rueben -- he of Hills Brothers Coffee fame, ready to move to Sedona, Arizona, for health reasons.

So they are giving up the 12,000-square-foot family home, bought in 1973 for a quarter of a million dollars.

Joan Peat of Coldwell Banker is the agent.

(on camera): Right, this is a, it's a real nice house, I think. But $45 million is a lot of money. What makes this house worth $45 million?

HILLS: Well, let me show you.

SUGARMAN (voice-over): Start with what could be a $45 million view, San Francisco Bay, the Golden Gate Bridge, four counties. The view takes up an entire side of the house.

HILLS: We have particularly large windows, which normally -- which you could no longer get today, because of zoning restrictions.

SUGARMAN: It's visible from any of the four stories, the higher, the better.

HILLS: And this is the bedroom, the bedroom suite.

SUGARMAN: Which itself is larger than many San Francisco homes -- one of nine bedrooms.

HILLS: This is where we spend a fair amount of time.

SUGARMAN (on camera): It's a nice place to hang out.

HILLS: Yes, it's cozy, it's comfortable. You can light a fire.

SUGARMAN (voice-over): Nine full bathrooms, two half-baths, including one that might have the best view from a tub you'll ever see.

HILLS: When you soak in there, it's good to meditate.

SUGARMAN: The formal dining room comfortably seats 40. If you have more, your guests might enjoy the inner courtyard.

Going informal? No sweat. Put them in the sauna.

Snacks? There are three kitchens.

Your neighbors would be the Gettys, Larry Ellison of Oracle, and, if you think $45 million is a lot, across the street is the current San Francisco record holder. This house went for $35 million last November. And it's a fixer-upper.

PEAT: It's on a par with all the great addresses of the world, Avenue (UNINTELLIGIBLE) in Paris, Park Avenue in New York.

SUGARMAN: The upper end of the real estate market is down. They know it will be a tough sell, but figure there is someone out there somewhere in the world looking for such a trophy home.

PEAT: And the price is $45 million. But it's negotiable, like everything.
